We are Partnerships & Places, a specialist mixed-use regeneration investor and developer. We are a partnership with shared values, ambitions and expertise, formed between Genr8 Kajima Regeneration Limited (GKRL), Thriving Investments and igloo Regeneration. Our mission is to co-create, build and operate sustainable places that improve people’s lives for the long term.

We are passionate about and will fund the design, meanwhile use, planning, and delivery of new places and stay invested right through the long-term professional management of finished developments.

Warwick has over 35 years of commercial agency and development experience working on complex town and city centre mixed-use regeneration projects, with particular emphasis on identifying and securing end occupiers. Alex is an expert in build-to-rent, placemaking and sustainable urban development, with 18 years’ experience within the private sector, government and third-sector organisations. Alex is an FCA-authorised fund manager who oversees the residential investment strategy, ESG and placemaking characteristics of Thriving Investments’ UK residential funds.

Matt is responsible for establishing and leading project teams through acquisition, design, planning, procurement, and construction, right through to the sales phases of the development cycle. Matt brings over 15 years of experience across a variety of roles and sectors, and with his passion for design and the way the built environment adds to the history of an area.

Jigsaw by Partnerships & Places

Delivering a sustainable creative quarter in central Winchester

In March 2023, following an extensive period of public engagement and community consultation, Jigsaw by Partnerships & Places was appointed by Winchester City Council to plan, design and develop a new creative quarter for the city with a wide range of mixed-uses.

Alongside Winchester City Council, the Central Winchester Regeneration project will deliver a new creative quarter for the city with a wide-ranging mix of uses, including flexible work and creative spaces, food and drink offerings, a boutique hotel and new high-quality public spaces. The vision also includes a wide variety of new homes to suit people of all life stages and ages, with a range of tenures available, including private sale, homes for rent and affordable housing.

Our places

We have a track record in delivering exemplary mixed-use regeneration projects across the UK, in partnership with the public sector.

Enabled through a partnership with Newcastle City Council, the project is transforming an area held back over many years by vacant sites into a vibrant residential neighbourhood and supporting further economic and social benefit. Creating a new neighbourhood of over 300 homes and 20,000 sq ft of office, retail, leisure and creative workspace.

Working in partnership with Knowsley Borough Metropolitan Council to regenerate approximately 7 acres in Huyton Village. The redevelopment will provide a new, fit-for-purpose Council HQ building, new homes, a hotel, and office space, surrounding new high quality public-realm and community space. The masterplan will be designed to improve connections across Huyton’s existing hubs, including transport, hospitality and retail.

Located within Holbeck Urban Village just south of Leeds city centre, the Round Foundry complex is one of the most distinctive office developments in Leeds. Grade II listed buildings were refurbished to a high standard, revealing the historic fabric of Marshalls Mill, while providing contemporary features. The Round Foundry complex put Holbeck Urban Village firmly on the map for design-led and creative businesses and this has led to further investment in the area.

Rochdale Riverside is a 200,000 sq ft retail & leisure destination anchored by a 50,000 sq ft M&S and 6-screen Reel cinema, which was delivered in April 2020. The scheme was developed in partnership with Rochdale Borough Council as part of their £250 million regeneration of the town centre, including the Metrolink extension to Manchester City Centre.

Creating a new mixed-use development while preserving history and enhancing community activity, Bermondsey Square was delivered for the London Borough of Southwark, the London Development Agency, and the local community. The mixed-use scheme features 88 apartments, 40,000 sq. ft. multi-let offices, a boutique hotel, a community arthouse cinema and 6,000 sq ft of retail and leisure space.
